Tustin Ave. The building was owned and occupied by Thin Film Device, Inc., a manufacturer of a film coating used for various applications such as computers, televisions, drive through menus, windows, etc. The building had approximately 75% office build out along with much needed deferred maintenance. The transaction was valued at $5,950,000.00, which included a $150,000.00 reduction in the form of pre-paid rent on a one year leaseback. The Buyer, First-Citizens Bank and Trust Company, plans on demolishing the building and will construct a corporate headquarters office.
